Questions about affordable apartments in Los Angeles

What are income-restricted apartments in Los Angeles?

They are apartments whose rents are held below market rates for households under an income limit, usually 50% or 60% of the area median income. Many Los Angeles buildings are financed with Low-Income Housing Tax Credits (LIHTC), which require the lower rents for decades. You do not need a Section 8 voucher to rent one.

Does this list show which apartments are open?

No. It shows where the buildings are. HUD's database does not record vacancies or waitlists, so ask the building. Many keep waitlists and open them only for short windows. Never pay a fee to be put on a list.

How do I apply?

Contact the building's leasing office and say you want to apply for an income-restricted apartment. They will ask for your household size, income and ID. Rents and income limits depend on your household size, so ask for the current limits.

Do I need a voucher or to be on a waitlist for Section 8?

No. These buildings take applications directly. Waiting for a voucher and applying to a building can happen at the same time, so you can do both.

Where does this list come from?

From HUD's Low-Income Housing Tax Credit database. It covers buildings placed in service over many years, so it can be missing the newest buildings and some details are blank. We are an independent publisher and are not affiliated with HUD.
